Product Maintenance

PVCu in particular is mis-sold as a no maintenance solution to the public. In truth it is low maintenance and both fabricator and end user must play their part to ensure the on-going performance of their Door, Window or Patio mechanisms. To meet this obligation these products must be properly maintained as follows:

All items must be checked regularly for security of fixings and wear.
Fixing screws must be tightened and worn parts replaced as neccessary.
In addition installers or end users must carry out the following maintenance work at least once a year, more frequently where appropriate. All moving parts must be checked for correct operation, cleaned and lubricated using a light machine oil. Use only cleaning materials which do not have an adverse effect on the anti-corrosion properties of the surface coatings.

Q1. How do you measure a lock's backset?
A. Measure from the front of the faceplate to the centre of the profile cylinder cut-out. Most modern locks are 25mm, 30mm, 35mm or 45mm.

Q2. How do you measure a lock's centres?
A. Measure the distance between the centre of the follower to the centre of the profile cylinder cut-out (see catalogue page D5). Most modern locks are 92mm centres - old locks may be 70mm or 72mm.

Q3. How do you measure the size of the profile cylinder?
A. Measure the distance from the edge of the cylinder to the centre of the cam (measurement A) and the centre of the cam to the other edge of the cylinder (measurement B).

Q4. How do you measure the faceplate of a lock?
A. Overall length is the measurement from the top to the bottom of the faceplate (normally 2170mm). Width is the measurement across the faceplate (normally 16mm).

Q5. Explain the different functions of a door lock.
A. There are three main functions, (a)lift lever (856), (b)key operated (855) and (c)split spindle (859).

(a) 856 lift lever is the commonest. The locking and sealing points are engaged by lifting the lever. One turn of the key throws the deadbolt & locks the mechanism, latch retraction is by depressing the lever.
(b) 855 key operated. The locking points, sealing points and deadlock are engaged or disengaged by two complete turns of the key, latch retraction is by one quarter reverse turn of the key. Doors can only be de-latched from outside by the key.
(c) 859 split spindle can be used in two modes.
(i) Solid spindle to replicate the actions of the 856.
(ii) Split spindle. Using a split spindle set the door can only be de-latched from outside using the key. Other functions as the 856.

Q6. How do you fit a 859 spindle set?
A. The two modules are colour coded to ensure the correct location.
External spindle module = blue galvanised
Internal spindle module = yellow bichromate

Q7. What are the standard dimensions of a one piece door bolt?
A. All standard locks are 2170mm overall length with a 16mm faceplate and 92mm centre.

Q8. What does ABI approved mean?
A. The lock in question meets the Insurers/Master locksmiths minimum security requirements for domestic properties.

Q9. What are PAS23 & PAS24?
A. PAS23 is a general performance requirement for door assemblies which subjects a doorset to a series of 18 tests including Wind & Water tightness, hard & soft body impact and a cycle test.
PAS24 is the enhanced security performance requirements for door assemblies which subjects the doorset to manual intervention, mechanical loading and hard and soft body impact test.

Q10. What is Secured by Design?
A. Secured by Design is a Police initiative to encourage the building industry to adopt crime prevention measurements to help create a safer more secure environment.

Q11. Explain the difference between cylinders which are keyed alike and those keyed alike in pairs.
A. Keyed alike cylinders can all be opened with the same key. Where a pair of cylinders can be opened with the same key and are different from all other pairs, they are said to be keyed alike in pairs.

Q12. What type of handle set do I require?
A. The handle choice is determined by the lock selected.
(a) 856 lock = lever/lever furniture
(b) 855 lock = lever/fixed pad furniture
(c) 859 lock = lever/moveable pad furniture
All options are generally available in the following finishes:
Silver (F1), Gold (F3), Black (F7), White (F8), or Polished Brass.

Q13. What is a BBA Assessment Report?
A. This is an independent report usually related to the endurance and corrosion resistance of a product where cycle testing is used to simulate years of use (usually 20/25 years).

Q14. Who are the BBA?
A. The British Board of Agrément is an independent organisation who assess products used for construction.

(c) Shootbolt espages - for profiles with a eurogroove - using shootbolts and mushrooms as locking/sealing points.

Q16. How do you measure the backset of an espagnolette?
A. From the front of the faceplate to the centre of the follower - normally 20mm or 22mm.

Q17. How do you measure the mushroom height on an espagnolette?
A. From the faceplate to the flat top of the mushroom - normally 7.7mm or 9mm (10.5mm available for reversible windows).

Q18. How do you measure the sash rebate height & width of a window?
A. Sash rebate height is the distance between the external lips of the eurogroove top & bottom.

Q20. What is BS7950 (PAS11)?
A. This is the British Standard relevant to the enhanced security performance of casement and tilt & turn windows for domestic applications. It consists of three tests; Manual Intervention, Mechanical Load and Manual Check. The aim is to ensure the window tested does provide enhanced security against unauthorised forced entry.
